enlargeThe property consists of a total of approximately 102 acres in Township 53N, Range 12W, Sections 10 & 11, in Monroe County, MO and will be offered in two tracts. At the time of this printing a survey has been commissioned and a final version will be made available as soon as it is completed.
Tract 1 consists of about 95 acres with 53.47 acres in CRP, at $116.00 /acre for a total annual payment of $6,203.00. The current CRP contract period runs until Sept. 30, 2021. The new buyer will receive a pro-rated share for the 2017 contract year and the all remaining payments. The remainder of this tract is in open pasture, a couple wooded draws, and fence rows.
Tract 1 has frontage and will get access off of Hwy M that runs all along the south end of the property. This tract offers a good source of income and some wonderful hunting opportunities.

Tract 2 has frontage and access off of Hwy M that runs the full width of the tract on the south side. Tract 2 contains the Riley homestead that was built in 1981. The cost of the title insurance premium will be split 50/50 between the Seller and the Buyer(s). The 2017 property taxes will be pro-rated to the date of closing and the 2017 CRP payment will be pro-rated to the date of closing.
