From Moberly, MO go west 13 miles on Highway 24 to Highway 3 at Clifton Hill, turn right and go 3/4 mile north to southwest corner of property OR 7 miles east of Salisbury, MO on Highway 24.

 Property Inspection 
You are welcome to inspect the farm at your leisure if weather conditions permit.  Feel free to drive wherever you like.  The current farm tenant has cattle on the property with tenant rights prevailing through March 31, 2014.  Please be cognizant of fences and be sure to close gates.

Real Estate
426 +/- Acres in Township 54N, Range 16W, Sections 24, 25 & 26 in Randolph County, MO, offered in two (2) tracts with Highway 3 and Randolph County Road 1105 frontage for great access, rural water available and 399.59 acres cropland according to FSA. All records point to the fact that portions of this farm are virgin soil with native grasses, never having had a plow set upon it.

Tract 1 
The west tract consists of 189 acres, it has frontage along Highway 3 on the west and Randolph County Road 1105 on the north.
It has a nice pond and a couple barns located in the southwest corner. It is all open and currently in permanent pasture and hay production with exemption of a thin wooded draw.
 Tract 2 

Is the east side of the farm it consist of 237 acres. It has frontage along the north side of Randolph County Road 1105.
It is virtually all open and currently being used for pasture and hay production, the balance is a small thin wooded draw running through it. There are a couple ponds on it.
On Tract 2 there is a tower lease on a 420 ft. x 420 ft. piece of property. The lease and it requirements and income will transfer to the new buyer at closing. The tower rent payments are as follows:
     Years    1 -   5   $1,500.00/yr.
     Years    6 - 10   $1,570.00/yr.
     Years  11 - 15   $1,653.75/yr.
     Years  16 - 20   $1,736.45/yr.
     Years  21 - 25   $1,823.30/yr.

  • Property will sell by the acre, "Choice" with the winning bidder given the option to take either tract or both tracts for the bid price. If the first and lead bidder takes both tracts, the auction is concluded.

  • Tenant rights will be terminated on March 31, 2014, so new buyers will get all farm rights after April 1, 2014.
  • Seller to pay all 2013 taxes, new buyer responsible for 2014 and all years after that.
